What Are Motivated Sellers?
This is a foundational topic in real estate investing. You want to be driving as many motivated sellers as possible into your funnel. By monetizing your motivated sellers more effectively and efficiently, it will create higher profits for YOU!
Let's break down the different deals to help you effectively monetize your motivated seller leads:
#1. Wholesale/ Fix and Flip Deals
A wholesale or fix and flip is a great way to monetize a motivated seller. I find these to be a pretty easy way to bring in those motivated sellers and a profit.
#2. Short Sale
You may also have a short sale deal that provides a deep discount that'll allow you to make a lot of money.
#3. Subject To or Lease Purchase Option
These are 2 creative real estate financing options that are not for everyone. It could be because it is a long distance deal or lack of experience, but if you do not want them, DO NOT throw them away. Send them to another investor or somebody else in your area that would appreciate a deal like this.
I like to think of it similarly to a junk yard. A car itself may not be valuable, but there are people who want certain pieces of it and consider them valuable. The same applies to real estate.
#4. Agent
Let's say you find a deal that you don't believe is a good investing deal. Your goal is to provide these motivated sellers with the BEST solution. Sometimes that solution is to list it on the market as an agent or if they aren't licensed, they can refer it to an agent.
#5. Refer to a Loan Modification Company
What if someone doesn't want to even sell, they want to keep their home. You can refer them to a loan modification company.
#6. Refinance
Another situation that could occur is a refinance. Send them over to a mortgage broker you trust. You don't have to be a mortgage broker to succeed.
#7. Owner Financing Deal
In an owner financing deal, the buyer gets their name on the title and this is a great incentive to get monetize your motivated sellers.
