  1. Awesome

  2. Thanks for sharing. I have learned a lot from you in the last couple of years. If I had the money, you are who I would choose to work with.

  3. Hi Phil,
I love your videos. You are an inspiration to me and a treasure for those who you are mentoring.
How do I get over the fear of just plain ol’ getting started?

  4. Ahmed mohamed says

How do you value the property? If you don’t have money, how do you go about making offers? I took many courses in the past but I still don’t understand.

  5. Great !

  6. Very interesting and great that you are mentoring others; keep up the good work!

  7. Dragan Stranjina says

Hi ,Phil,I believe that your mentoring,is the real deal.Personally I would run away after first owner’s “but “and/or “if”.
I have already come through some of your classes on internet and ,now, I am ready to get really dirty with this subject.I think I need a mentor,Phil!

  8. thanks for showing this …it was nice seeing the experience

  9. I own undeveloped land in Starkes FL with a lake behind the property; it is 6.7 acres on Edwards Road off Highway 301. I want to sell it. Can U all help me sell it. Our family own 12.5 acres in Spring Lake, Brooksville FL with an underground boiling spring on it which we want to sell. Can U help us sell it?

  10. This confirms what I have believed for a long time that the seller is more nervous than the wholesaler.

Second, letting viewers see the interaction between the coach and students is radical. You have created a new education genre by demonstrating that the students’experience turned out to be enjoyable, by your presence and guidance. What a masterstroke.

  11. I see the importance of asking the right questions when making an offer. I (think I) have a deal and would like to make an offer but the owner has been non responsive on the question of how much he’s asking for. We want to try and get it under contract before it goes to tax auction and we have an offer figure in mind but don’t know what the owner has in mind. The property needs rehabbed so we don’t want to go overboard with an offer or insult the owner so we want him to give us a figure. Suggestions?

    • Phil Pustejovsky says

If the seller won’t tell you what they are asking, then they aren’t a seller. Can you imagine going into WalMart and asking what the price is on a shirt and the WalMart person saying that they won’t tell you? You wouldn’t buy the hsirt because WalMart obviously doesn’t want to sell it! If a seller won’t give you an asking price, kindly ask them to call you back once they have decided on one.

  12. Hey phil! I have heard that investing in Mexico is risky. Any thoughts on this? The plan would be for a rental while I’m at home in the states. Thanks!

  13. Thanks

  14. Very interesting and informative video. I agree with the one gentleman
that if you know what to ask and say, it cuts the “scariness”. Thank you
