Over the past five years, the company has specialized in many different asset types ranging from land entitlements, residential, commercial including light industrial, self storage, service stations with a QSR, (Quick Service Restaurant), and C Store (Convenience Store) component, multiple residential sub division development projects and has added multiple hospitality assets and retail projects to its asset mix. We also procured principal equity positions within a direct residential mortgage lending platform with full integration ranging from origination through securitization of mortgage backed securities as well as its ownership in a thriving brokerage partnership primarily driving commercial real estate finance opportunities as well as serving in the capacity of new deal origination. The company today primarily focuses in 4 capacities, development & construction, lending, brokerage/advisory and long-term assets making for a diversified platform.

First Capital Real Estate Funds were formed to produce attractive risk adjusted returns by investing in real estate based assets in select primary and secondary markets nationwide. Our funds focus primarily on real estate loans both whole and participation interests, either newly originated or closed, secured by residential, multifamily and commercial properties. First Capital Real Estate Funds direct acquisition of real estate, equity, or debt investments in other real estate based funds is secondary to loan vehicles. At First Capital Real Estate Funds we have a core belief that commercial coupled with residential real estate building, and developing real estate will be the key for anyone’s sustainable and long-term investment portfolio success.
We have seen and survived the turbulent, massive and unpredicted movements of the past decade in real estate investing. As both investors and real estate principals and a range of roles including but not limited to: underwriting, financing; developing and building property. We know the risk and the fears that go into staying in the market, or deciding to get back into the market after waiting for a recovery. There is never a sound reason for over extending financing to a struggling developer, or making an underwriting approval on the “idea” that “it might” work. Those are the risky choices that caused a massive down-turn in the real estate investing world; and none of us need to see that colorful world again. If there is one word to describe our group and what makes us better than our competitors, that word would be experience. By experience, the key metric is not that of just working through the same basic real estate functions for multiple years, we mean having lived through multiple real estate downturn scenarios and truly understanding what works and what did not.
Our underwriting approach to risk assessment, along with a builders or borrowers successful track record weigh very heavily upon our decision to move forward with a client request for financing. Along with that, is our baseline requirement of a “clear and obtainable exit strategy”. Any borrower from FCRE Fund 1 must present a cogent plan to execute the profitability models set forth in the original business plan presented at underwriting. As it is said in real estate “Location – Location – Location”, for us with risk mitigation it’s “Exit – Exit – Exit”.
We have seen the up’s and down’s, witnessed the mistakes and experienced the shortfalls of the last few real estate cycles. We know what works and what doesn’t, as well as what tempts developers to take short cuts and have set safeguards in place to levitate that. Some examples would be sticking to a strict money management structure, using third party builder fund controls, requiring a borrower to have their own money (“skin in the game”), into the deal and thorough multi-tiered reviews of all appraisals at our executive team level. Together we have over 30 years in real estate development and investing (both as borrowers and lenders) with a total of over 1100 transactions. This deep knowledge of deal structuring, risk assessment, investor relations and customer service on all levels make FCRE Fund #1 uniquely qualified to perform at premium platform.
