No Credit Checks Necessary
We pride ourselves in giving all real estate investors access to the capital necessary to build their real estate portfolios and investment careers. That's why we lend on the asset and not a person's past credit history.

How it Works: It's All Based on a Tiered Model
Every loan application is assigned a Cogo Tiered Rating. Through our proprietary system, which allows us to maintain consistency in our evaluation, Cogo Tiered Ratings permit potential investors to easily consider a loan application's level of risk.
The Credit-Based Pricing Model
Credit-Based pricing begins with a credit check. FICO score will determine the pricing tier. Product add-ons/deductions will apply.

- Terms- Defaulted Cogo Loans
A credit score of 720 or higher will put the borrower in Tier 1. A credit score of 680 to 719 will put the borrower in Tier 2. A credit score of 620 to 679 will put the borrower in Tier 3. A credit score of 619 or less will put the borrower into Tier 4.
Each tier has an assigned rate and point percentage.
Your credit score will also dictate whether you need to supply us with verifiable asset statements. If you fall into the first top tiers, your reputational capital speaks for itself and we go off of stated bank financials. If you fall in the bottom two, we'll still need 3 months of verifiable bank statements. Credit is pulled on all tiers except for the final tier. If you don't want your loan based on your credit score, we won't pull credit and you'll fall into the fourth tier until you can prove your worthiness through closed and performing loans with Cogo Capital.
The Performance-Based Pricing Model
Performance-Based Pricing does not require a credit check. The pricing will begin at Tier 5 and the product add-ons/deductions will apply.

I will start with something positive first. I came to this company with some credit issues. Along with a cosigner I was able to complete a rehab loan with an extremely high down payment and extremely high interest rate but nevertheless I did closed on the loan.
Now the problem I have with this coming is they fumbled a perfectly good refinance. Imagine having a file where the primary applicant has over a 700 score. The property cash flows close to 5k a month and it appraised high. Perfect file. I responded to an email on 2/14 to lock in a 3.7 or 3.9 interest rate. I turned in everything they asked for with in 24 to 48 hours. My rate should have been locked and if it wasn’t they should have told me what I needed to do to make sure it was locked. They asked for everything minus my blood type and my medical records. I complied with everything. They sat on my file until April. The entire time I asked what do they need. They finally came back with my numbers the 3rd week of April with a 7.3 interest rate. I am livid. I missed out on a opportunity because I trusted this company. My rate should have been locked in February when I started this process. But it wasn’t. Now they offering me rate that is pretty much 3 percent higher than what I’m already paying. It is so unfair that they set on my file and now I’ve missed an opportunity to lower my rate. Beware of this company. I wouldn’t suggest them to anyone. I hate that I trusted them. Rates will probably never be that low again. I could have went anywhere and they would had jump all over that file. But I trusted them and they screwed me out of an opportunity. I lost 799.00 for an appraisal and over 200 in application fee. For them to fumble my loan.

Horrible company, makes up new criteria as the loan goes along, fees are outrageous and the staff is incompetent. Look elsewhere.
