      It certainly can be because the access can be limited. Depends on how “cool” the tenants are with people walking through the house.

    It sure makes sense to me, let MLS find the buyer and target retail for max profit. Phil I have been watching your YouTube classes for months, and read your book and others. I believe. I applied several months ago and knowing ever called me back like they said. I also attended your night Webinar. I didn’t sign up then because of tight budget right now. I feel real estate investing is my calling- motivated sellers, 10+ irons in the pot, strike while the irons hot, retail buyers, etc., etc. My only catch is low cash flow right now. Bottom line is I want to know what the minimal investment is to get started? Then I will worry about the rest later, not to minimize your excellent program. I want to be mentored by the best. Anyway to talk to a live person?

      The MLS is online these days. The MLS books are no longer used. You can make a profit by owning and reselling, or any other number of techniques. Keep watching my videos to learn more.

  8. Hi. I came upon a vacant property that was bought back by Freddie Mac. I called Freddie Mac and they said it’s not on sale yet because the owners still has time to recover the property. what are some ways to locate these owners? Tried Google and no luck.

    Where is the lowest flat fee listing fee you have ever seen in California and is there creative loophole to list a property you have under contract yourself?

      Google to find the lowest flat fee agent in LA County. As to my secret for listing properties prior to being the owner of record, that stays inside the vault that only Apprentices have access to.

    Hello. I have no actual experience in selling or flipping houses but I know quite a bit about it. What I wanted to ask is how someone with limited to zero money could get skating alongside the “big dogs” sort of speak? i can do whatever it takes as long as long as it’s cheap or free. I just feel like the less fortunate almost always miss out due to lack of funds. Bright minds come with empty pockets as well. thank you for reading. Please reply

    I love your videos, they are really fun to watch and I have learned a lot from them.
    I also enjoy this one, it was really an eye opener for me.
    What I am not sure of is this:
    What if I want to wholesale a house, I have put it under contract, I didn’t close yet and I’m looking for buyer, is it ok (or even legal) that I will list it on the MLS?
